Entry Notice

Except for emergencies or agreed times, landlords must give proper written notice (typically 24 hours) stating why they’re entering and when. Entry must be at reasonable times and for lawful reasons under the RTA. Make sure that you consider the RTA's deemed receipt provisions. Send a tenant notice via registered mail is deemed received 5 days later, for example, so if you inted to notify your tenant of an inspection, the earliest you may be able to do that would be 6 or 7 days from sending the notice.
