Repeated Late Payment

A documented pattern of late rent that undermines the tenancy can justify ending it after warnings. Evidence of dates and amounts is crucial. The RTB considers three (3) late payments to suffice as grounds to end the tenancy, although these late payments cannot have been too far apart or have a reasonable explanation that generally falls outside the tenant's control.
