Services or Facilities

Refers to utilities, amenities, and facilities provided with the tenancy, typically listed under clause three of a standard tenancy agreement. If included, these services or facilities must be provided and are not optional. Failure to provide or maintain them may entitle the tenant to a rent reduction. Landlords should accurately list included services, and tenants should recognize that landlords are responsible for fixing non-working services.
