Material Term

A key rule of the tenancy—think rent, utilities, pets, smoking, or exclusive-use areas. Breaching a material term can justify ending the tenancy if the breach is serious or repeated and the landlord follows the proper process. Minor slip-ups are usually not “material.” The RTB has published Policy Guideline 8 which deals with material terms in a tenancy agreement.
