The contract that sets the ground rules of your rental, whether written or verbal. It covers things like rent, utilities, pets, smoking, and who can live in the unit. Even if the agreement is silent (or poorly drafted), BC’s Residential Tenancy Act (RTA) fills the gaps and overrides any illegal terms.
